Why use Technical Construction
Inspection for your project?
Carrying out a Technical Inspection of Buildings is essential for most new buildings and is frequently required by insurance companies.
By anticipating risks (fire and explosion, earthquake, design flaws, etc.), the TIB limits non-compliance and therefore claims.
In fact, a Technical Inspection of Buildings protects people above all, while guaranteeing the durability of your property and your business. It also assesses:
- Performance: energy (thermal insulation), acoustics, environmental impact, earthquake resistance, etc.
- Compliance: Apave Maroc verifies that your buildings comply with strength and safety standards, as well as with current regulations.
- Risk prevention: Apave Maroc anticipates human risks and technical defects to reduce the risk of accidents on the construction site and after the building has been delivered.
- Legal liability: the technical manager's report constitutes evidence in the event of a dispute and limits the company's liability in the event of a claim.
- Compulsory insurance: builders are required to take out ten-year civil liability insurance, which covers the repair of damage occurring after the work has been accepted.
- Credibility: an inspected and secure building reassures your customers and partners and enhances your image.

Your questions regarding
Technical Inspection of Buildings
-
What is a technical building control?
CTC's mission is to contribute, from the preliminary design stage onwards, to the prevention of technical hazards that may be encountered in the construction of structures and equipment components.
-
Who oversees the construction?
The Technical Controller carries out essential verification and monitoring tasks, including:
- Reviewing design documents;
- Approving implementation documents;
- Verifying technical works and equipment on site;
- Providing information based on a risk analysis according to a specific set of standards (initial report, review report, visit report, final technical inspection report).
-
When should a CTC be carried out?
Technical construction supervision must be carried out at several key stages of the project: before work begins (documentation), during the project (monitoring of work), and at the end of work (final acceptance). -
Which structures are subject to Technical Building Inspections?
The CTC applies to all types of structures, whether new or undergoing renovation:
- Buildings: residential buildings, offices, establishments open to the public (ERP), such as schools, hospitals, shops, restaurants, hotels, town halls, amusement parks, places of worship, etc.;
- Industrial structures: factories, warehouses, etc.;
- Infrastructure: bridges, roads, tunnels, wind turbines, maritime or river structures, etc.;
- Technical equipment integratedT into buildings: electrical installations, fire safety systems, lifts, etc.
Any building presenting issues of solidity, personal safety or regulatory compliance may be subject to a technical inspection.
