Why carry out a technical building inspection?
Every construction project involves a multitude of technical, human, regulatory and financial risks. A simple defect, foundation fault or non-conformity can have serious consequences, ranging from costly claims to endangering occupants.
Technical building inspections are the best way of ensuring that all these risks are perfectly controlled as far upstream as possible. By analyzing plans right from the design stage, then carrying out rigorous checks throughout the works, Apave Senegal's experts identify anomalies, formulate recommendations and help your clients comply with current requirements.
With our CTC missions, you ensure the solidity, stability, safety and conformity of your structures, while avoiding cost overruns and delays in your project.
Technical building inspection: solutions from Apave Senegal
Are you a builder, property developer, landlord or asset manager?
Whatever your project, its maturity and the type of building involved (high-rise building, ERP, tertiary building, industrial site...), Apave Senegal provides CTC services for all types of construction, rehabilitation and extension projects, throughout the building's life cycle.
Our CTC assignments include :
- Examination of technical studies and documents (calculation notes, analysis of plans, etc.);
- Site supervision and work monitoring;
- Tests and measurements on materials (concrete, steel, etc.);
- Checking the solidity of the structure (foundations, framework, closed and covered areas, etc.);
- Verification of installations and equipment (electrical installations, lifting equipment, HVAC equipment, fire safety systems, thermal installations, etc.);
- Detection of potential problems and formulation of detailed recommendations;
- Delivery of a final technical inspection report (RFCT).
Depending on the specifics of the project and the client's requirements, we can also carry out checks to anticipate thermal, seismic or acoustic risks, guarantee the building's energy performance and ensure accessibility for the disabled.

Your questions about our CTC missions
-
What is technical building control (CTC)?
Building inspection is a regulated task, carried out by an independent body with the aim of preventing risks associated with the construction, renovation or extension of structures. An approved technical inspector checks that the building meets requirements in terms of solidity, personal safety, accessibility and conformity. This verification begins at the design stage (with an analysis of the plans, among other things) and continues throughout the works, with regular site visits. CTC not only ensures compliance with technical, regulatory and standards requirements, but also guarantees the building's energy, environmental, seismic, thermal and acoustic performance. -
Why carry out a CTC?
The CTC is a prerequisite for ensuring the safety of future building users and occupants. It guarantees the quality, solidity and durability of the structure, and limits technical, legal and financial risks. What's more, building inspections are a genuine decision-making tool for building owners, who benefit from the advice of an independent, impartial expert. -
When should a CTC be performed?
The CTC should preferably be initiated at the design stage, even before the building permit is submitted. During this preliminary design stage, the inspection body analyzes plans, calculation notes and any geotechnical studies. The inspection then continues throughout the construction phase, right up to acceptance of the work. The earlier the CTC starts, the easier it will be to identify anomalies upstream, anticipate risks and avoid costly corrections during construction. -
Which buildings and structures are covered by the CTC?
Most buildings in the design or construction phase can be subject to technical inspection. At Apave Sénégal, we offer CTC services for all types of structures, including :
- Buildings open to the public (ERP): schools, hospitals, clinics, shopping centers, hotels, restaurants, cinemas, auditoriums, etc.
- High-rise buildings (IGH) and very-high-rise buildings (ITGH);
- Residential buildings: apartment blocks, student residences, service residences, etc.
- Commercial buildings: office buildings, boutiques, shopping malls, etc.
- Industrial buildings: production plants, logistics warehouses, etc.
- Infrastructure: bridges, tunnels, engineering structures, road networks, rail networks...
- ...

Is roadworthiness testing systematically compulsory?
In Senegal, a technical inspection is strongly recommended for any significant construction project, and may be made compulsory for certain types of work, or required by financial backers, insurers or public and private contractors. Whatever the nature of your project, we strongly advise you to carry out a CTC to prevent human risks (fire safety, electrical installations, etc.), technical risks (design faults, defects, etc.) and environmental risks.technical risks (design faults, defects, non-compliance with current standards, etc.), financial risks (extra costs, site delays, etc.) and legal risks (disputes, litigation, penalties, etc.).
